Paradise – SOLD

[update: property is sold] I value my privacy and don’t feel social media is the place for me to share some aspects of my personal life. Lets just say life is short, there’s been a change of circumstances and direction over the last eight months. Our home, offering an idyllic rural lifestyle just minutes from Hobart, was for sale in a very slow Tasmanian Real Estate market.

Now sold, by Mark Weaver of Harcourts, below is an unofficial more personal listing, using photos I’ve taken of my home.

Nestled in a private valley, just 7km from Hobart’s GPO, my piece of rural paradise in South Hobart was offered for sale. A comfortable three bedroom home with landscaped gardens, situated on 1.3 acres of land divided into four paddocks and surrounded by beautiful bushland.

With direct walking and mountain biking access to the wonderful nature trails of kunanyi/Mt Wellington through the back gate, this is a nature lovers paradise, with huge appeal for photographers, bush walkers or bikers.

A large, partly enclosed deck on two sides is the perfect space for outdoor entertaining or taking in the wonderful surrounds, a lovely spot for listening to and watching birds whilst enjoying breakfast.

Properties in the valley rarely come up for sale and for good reason. This is a rare opportunity to join a wonderful community of friendly, supportive neighbours in a very special place.

On average, around twice a year the valley is treated with a light dusting of enchanting snow, with lovely morning sunshine. It is often warmer than the lower suburbs and only loses direct sun around an hour before Hobart City.

Abundant with wildlife visit the valley including more than 30 species of birds, wallaby, Tassie Devils, possums, bandicoots and a delightful array of fungi and orchids to find in the 5km maze of tracks that wind through the bush directly behind the property to Huon Road. There is so much more to this place than the home and land on offer.

Inside, the modest open plan home features both wood heating and heat pump/air conditioning for comfort and convenience. The lounge room includes an office nook/library area, with large windows and sliding doors onto the deck letting in plenty of light and sunshine.

A split level separates the Tasmanian Oak floored loungeroom and dining/kitchen areas.

The cottage style kitchen features Tasmanian Oak and includes modern appliances including Samsung fridge/freezer, Bosch dishwasher and Belling oven.

The three generous carpeted bedrooms have built-in wardrobes.

The bathroom has a shower over a bath, vanity and features a laundry area with sink hidden behind doors.

Underneath the home is a huge area offering a multitude of uses STCA.

The main area with polished concrete floor, has been utilised as a rumpus room and exercise area.

The wall dividing this area could be removed to open up one large room. This under-home area has heaps of potential for development.

There’s an 8m x 2m room which was utilised as an 8 seat LAN gaming area (geek paradise!), but could be used for PC based training, office, photo studio, dark room, storage or possibly converted into two small bedrooms STCA.

Beyond the rumpus roller door, lies and expansive garage/workshop and storage area with a second roller door to outside, which could be replaced with a sliding glass door and converted to a living area with internal stairs STCA.

At the other end of the rumpus area is a small wine cellar area whose temperature remains fairly constant all year thanks to the earth bank. This was used extensively for making and storing home-brew beer.

Outside this modest home with lots of potential expansion is the real hero. A rare opportunity to secure a stunning secluded rural location just 7km from the Hobart GPO, with a wonderful community of neighbours and beautiful surrounding bushland to explore. It deserves a wander around the land included and the forest beyond to really soak up all that surrounds it.

Up past the cubby house, the top gate at the corner of the property leads onto a wide fire-break and bushland owned by Cascade Brewery. Most images on this blog have been taken on walks from here including fungi and orchids on the many meandering mountain bike trails and walking tracks to kunanyi / Mt Wellington.

Since this original post, the property has now been sold.

  1. if i were fifty years younger, i would be very interested! as an old hippie, country living is dear to me, but as a nursing home resident, it is no longer possible. it is beautiful land, & easy to see that it is well-loved! i wish you great good fortune, that the right people will find, love & care for the land๐Ÿ™๐Ÿผโค๏ธ๐Ÿ™๐Ÿผ

    1. Thank you for taking the time to leave a comment and my apologies for the delayed reply! We received an offer on our home the day after posting – it has been a very busy and at times stressful month sorting requirements out for the buyers – whom I haven’t yet met, but the sale finally went unconditional yesterday. We have around 1.5 months until settlement, still lots of moving and cleaning to to ahead. I have also begun looking for affordable private land options on the fringes of the suburbs and in the hills. There are a few options but I am prepared to be patient. Life is good. If you see someone without a smile, give them one of yours ๐Ÿ˜€

    1. Thank you John, hope you’re well. Sorry for not replying earlier, I’ve not been on Social Media much as it has been a very busy and at times stressful month. We received an offer the day after I posted this – I like to think it was my content – lol. The contract went unconditional yesterday after some last minute dramas with Council. Settlement about 1.5 months away, lots still to move and clean.

  2. Leaving will be a wrench no doubt. What a gorgeous setting. My husband wanted to move to Tassie but we ended up in Victoria’s high country instead. All the best with the sale and what lies ahead for you.

We received an offer the day after posting and the contract finally went unconditional yesterday after a busy and at times stressful month. Indeed a mix of emotions but I’m well supported by friends and excitedly looking forward to the next chapter in my life – what ever that may be!

Hoping to find some more land on the suburban fringes around Hobart, there are already a few prospects but I am luckily in no hurry and will be patient for something that really woos me ๐Ÿ˜€
